Vacation & Second-Home Check

An empty house is the perfect setting for a small problem to become a big one: a slow leak, a failed sump pump, a power outage or a break-in. A regular visit by someone who knows what to look for catches it early. NorTech connects you with vetted independent providers who set their own price, and many offer a recurring visit plan with a photo report each time.

What a check-in looks at

The provider walks the house, looks for water stains, pests, odors, signs of entry and any alarms, and checks that the power is on and the temperature is safe. They run faucets and flush toilets, check the refrigerator and water heater, and note mail and packages. A short photo report shows the condition of each room so you can see your home from anywhere. Share your thermostat settings, alarm instructions and utility shutoff locations in writing so the provider can act correctly if something looks wrong.

Setting a schedule that fits the season

Weekly visits make sense in winter, storm season or when the home is vacant for months. Every two weeks may be enough for a well-maintained home in mild weather. Share alarm codes, key locations, utility shutoff points and emergency contacts so the provider knows exactly what to do if something is wrong. Agree in advance on who to call and what repairs the provider may authorize. Tell the provider which rooms are most important, such as the basement or laundry area where leaks tend to start, and ask for photos of them each visit.

Preparing for arrivals and handling issues

Before you or guests arrive, a prep visit can open the house, turn on the heat or air conditioning, put out linens and stock basics. If the check finds a leak or a failed system, the provider notifies you right away and can arrange a licensed professional to respond. Keep a short list of preferred vendors in the house file so decisions can be made quickly, wherever you are. Update the contact list whenever you change vendors or neighbors, so the provider always knows who to call when you cannot be reached.

Frequently asked

Vacation & Second-Home Check — common questions

Many owners choose weekly during winter or storm season and every two weeks otherwise. If the home has had water or pest issues before, more frequent checks make sense.

They notify you immediately with photos. Depending on your instructions, they can shut off water, call a licensed professional or wait for your approval before taking further steps.

Providers need a way into the home, such as a key, a lockbox or a smart lock code. Choose the method that fits your security preferences and share it only through the booking.

Yes, as an add-on. A quick look at irrigation, gates and yard debris can be included in each visit. Ask about extra services such as light cleaning or linen prep.

Many providers offer it. They open the home, adjust the temperature, set out linens and make sure everything is ready before you arrive. Ask how your provider prefers to be told about arrivals.

The provider stands behind the visit and report for 30 days. A visit documents the home’s condition and does not insure against damage or replace an alarm service.
