Driveway Removal & Regrade

Ripping out an old driveway is the first step to a new one, or to turning that space into lawn, patio or parking in a different layout. The base underneath and the slope of the ground decide how well the next surface performs. NorTech connects you with vetted licensed contractors who set their own price and prepare the ground properly.

Demolition, haul-away and dust control

Concrete is saw-cut into sections and broken up by excavator or hammer, then loaded and hauled to a recycling facility. Asphalt is scraped and loaded, and pavers can often be salvaged. The crew protects sidewalks, utilities, irrigation and trees near the work. Dust and noise are managed with water and limited hours. Ask whether the price includes disposal fees, which can be significant for thick or reinforced slabs. Walk the driveway with the contractor and point out sprinkler lines, lights, cleanouts and edges you want protected from the machines.

Fixing the base and the slope

The soil underneath is inspected for soft spots, tree roots and poor material, and unsuitable soil is removed. New base rock is compacted in layers to provide a stable foundation. This is also the time to correct slope: driveways should drain away from the garage and house and not toward them. The contractor checks grades with a level or laser and sets stakes so the next trade pours or paves to the right elevations. Ask what base thickness and material will be left, and whether the new surface will be poured or paved soon after, so the prepared base is not left open to rain.

Planning the next surface and permits

Decide what comes next, since it affects base depth and finish grade. A new concrete driveway, pavers, gravel or a planted yard each need different preparation. Work in the street apron may need a permit. Coordinate demolition and paving close together to limit time without a driveway, and arrange temporary parking. Take photos of the base before it is covered. Plan temporary parking and deliveries, and let neighbors know about the noise and truck traffic for the day or two of demolition.

Most driveways are demolished and hauled in a day or two. Regrading and base work may add another day. Keep copies of invoices and reports with your home records for future reference.

It is usually hauled to a recycling facility, where it is crushed for base material. Disposal fees are part of the cost. Timing can vary with weather, access and permits, so ask for a realistic window.

Sometimes if it is clean and well compacted. The contractor inspects it and tells you whether it can be reused. Your provider can explain how this applies to your property before you book.

Care is taken, but nearby lines can be hit. Mark sprinklers and tell the crew about buried lines. Ask your provider to confirm the details in writing before work starts.

Work in the public right of way usually does. The contractor checks local rules and handles applications. Timing can vary with weather, access and permits, so ask for a realistic window.

The contractor guarantees its demolition and grading workmanship for 60 days, including the finished grades agreed in the bid. Unreported buried items and later settlement from other causes are excluded.
