Stucco Painting

Stucco is tough, but it is porous, and as it ages it chalks, picks up stains and grows hairline cracks that let moisture in. A good coating seals the surface and refreshes the color, and an elastomeric product can bridge small cracks as the house moves. NorTech connects you with vetted independent painters who set their own price for stucco work.

Why stucco needs its own coating strategy

Unlike wood or fiber cement, stucco soaks up water and releases it slowly, so a coating has to protect without trapping moisture inside the wall. Masonry primers lock down chalky surface dust, and breathable acrylic or elastomeric coatings add a flexible skin. Elastomeric paint stretches over hairline cracks but is thick, so it is best on stucco that is sound. Painting over damp or crumbling stucco only hides problems that will return. Ask whether the provider uses a masonry primer sized for your stucco, since a thin primer on a dry, thirsty wall can leave blotchy results.

Repairing cracks before they spread

Hairline cracks are common in stucco and are usually cosmetic, but wider cracks, chips and bulging areas can let water reach the wall framing. Providers will fill small cracks with flexible caulk, patch chips with matching stucco and flag any area that looks structural. Look for cracks around windows and corners, where the movement is highest. If you see staining below a crack, mention it, because it can indicate moisture getting behind the surface. It is worth taking a photograph of any cracks before the work begins, so you can compare them with the finished wall and see whether they have moved.

Choosing a color that suits the climate and the neighborhood

Stucco shows color strongly because of its texture. Lighter colors stay cooler and fade slowly in strong sun, while deep tones can look rich but heat the surface. Some homeowner associations and historic districts have approved palettes, so check before you commit. Ask your provider to paint a sample patch in an inconspicuous spot and look at it in morning and evening light before they start on the full exterior. If your neighborhood has an architectural review, send your provider the approved palette so the color is checked before a single wall is coated.

Frequently asked

Stucco Painting — common questions

It is a good choice for stucco with hairline cracks, because it stretches as the surface moves. It is thick and holds a lot of moisture if applied over damp walls, so the stucco must be dry and sound. Your provider will advise whether it suits your walls.

Yes. Small cracks are filled with flexible caulk and larger chips are patched with matching stucco. Wide cracks, bulges or stains may point to a bigger problem, so ask your provider to inspect them closely.

Yes. A wash removes dirt, chalk and mildew so the primer can bond. The wall then has to dry before painting, which can take a day or more in damp weather.

A well-prepared stucco paint job can last many years, but sun and moisture shorten it. Your provider can tell you what to expect for each side of the house.

Thick coatings fill in a little of the texture, but a skilled painter will keep the character of the wall. Spraying and back-rolling gives the best coverage on stucco.

The 90-day workmanship warranty covers peeling, blistering and poor adhesion caused by application. New structural cracks, leaks and damage from moisture behind the wall are outside it.
