Pool Removal & Fill-In

A pool that nobody uses is still a liability, with maintenance costs, insurance premiums and safety concerns. Removing it gives you usable yard, but it must be done properly or the ground may settle later. NorTech connects you with a verified licensed contractor who visits, explains the options and bids the project with the permits and documentation your city requires.

Partial versus full removal

In a partial fill-in, the contractor breaks up the pool floor, perforates or breaks down the top portion of the shell and fills the cavity with compacted material. In a full removal, the entire shell is demolished and hauled away. Partial removal costs less, but it leaves buried concrete and may limit what you can build on top. Full removal produces a cleaner site for future construction and is often required when you plan a building or an ADU. Discuss your plans before choosing.

Permits, engineering and soils testing

Cities treat pool removal as grading and demolition work. Expect a permit, plans, an inspection schedule and sometimes soils or compaction reports from an engineer or testing lab. The documentation is valuable at resale, because buyers and lenders want to know the fill was done properly. A licensed contractor understands what your city requires and manages the paperwork, scheduling inspections and obtaining final sign-off. Ask the contractor to show how they will protect fences, trees, utilities and neighboring property from heavy equipment during the work.

Fill material, drainage and the finished yard

The fill must be clean, approved material compacted in layers to avoid settling. Drainage is built into the base so water does not collect inside the filled area. After compaction, the yard is graded for drainage, and you can plant a lawn, install paving or build. Plan for equipment access, which may require temporary removal of fences or landscaping, and discuss restoration in the bid so that you know what to expect when the work is complete. Request copies of compaction reports, permit sign-offs and photos of the fill process for your property file and a future buyer.

Frequently asked

Pool Removal & Fill-In — common questions

Costs depend on the pool size, access for equipment, soil, local requirements and the type of removal. A site visit lets the contractor write an accurate scope.

Most removals take one to three weeks including permit steps, demolition, fill, testing and inspections. Weather and city schedules can extend that. Weather and inspections can add several days.

It depends on the removal type and the engineering. Full removal with compaction testing allows future construction, and partial fills often do not. Tell the contractor your plans in advance.

Yes, in nearly every city. The contractor manages it and the required inspections and documents. The contractor schedules each required inspection. Keep the final inspection sign-off with your records.

It depends on the market. Some buyers prefer a pool, while others value yard space and lower costs. A documented removal gives buyers confidence in the work.

The contractor guarantees its workmanship for 60 days, including fill placement and restoration as described in the bid. Natural settling beyond the engineered tolerances is addressed according to the contract.
