Choosing stone and planning the layout

Flagstone comes in sandstone, limestone, slate and quartzite, each with different color, thickness and slip resistance. Irregular stones create a natural look, while cut rectangular stones feel more formal. Visit a stone yard with the mason to select pieces, and consider thickness for dry-laid versus mortar-set use. The mason dry-lays the pattern first, mixing sizes and colors, and makes sure the final surface is comfortable to walk on and good for furniture. Take a few photos of the yard and the house, then ask the mason to bring stone samples to the site so you can judge color against your siding and plants.

Dry-laid or mortar-set

Dry-laid patios sit on compacted gravel and sand and are more permeable and flexible, with joints filled with stone dust, sand or groundcover. Mortar-set stone is installed over a concrete slab and offers a firm surface with narrow joints, suitable for outdoor kitchens and dining areas. Each method has different maintenance: dry-laid joints need occasional topping, while mortar joints can crack and need repointing. Discuss drainage and freeze-thaw with the mason. Think about furniture, a fire pit or a grill before the stone is set, because heavy items and rocking chairs need a very flat, stable surface.

Sealing, cleaning and keeping it beautiful

Some stones benefit from sealing to reduce staining and slow color loss, while others look best left natural, so ask the mason which applies to the stone you choose. Sweep and rinse the patio regularly, pull weeds from the joints and keep planters and furniture from trapping moisture against the surface. Efflorescence and moss can be cleaned with mild solutions, and heavy pressure washing should be avoided because it can erode joints. Save a few spare stones for repairs. A flagstone patio ages gracefully and can last for generations when it is set on a proper base.

Frequently asked

Flagstone & Natural Stone Patio — common questions

Dry-laid is more flexible and permeable, and mortar-set is firmer with narrow joints. The best choice depends on your base, climate and how you plan to use the space.

Some types can be when wet, especially smooth or polished slate. Choose stone with a natural cleft or textured surface, ask about slip resistance, and keep the surface clear of moss and leaves.

A typical patio takes four to seven days, depending on size, pattern and setting method. Mortar-set patios need extra time for the slab and curing, and weather can add delays.

Not always. Sealing can reduce staining and enhance color but changes the look, and some stones can be left natural. The mason will advise based on the stone type and your climate.

They can in dry-laid joints, especially where seeds blow in. Tight joints, stone dust or polymeric sand, and occasional weeding keep them under control. Mortar joints resist weeds better.

The mason guarantees workmanship for 90 days, including rocking stones and settlement from base preparation. Natural variation in stone and weathering over time are not covered.
