Attic Conversion

An attic can become the most interesting room in the house, a bedroom under the eaves or a quiet office with a view. Making it a legal, comfortable room means more than painting the rafters: the floor has to carry people, the stairs have to meet code and the space has to be insulated and ventilated. NorTech connects you with a verified licensed contractor who inspects the attic and bids the project in writing.

Is your attic a good candidate for conversion

Three things decide whether an attic can be converted: headroom, structure and access. Many codes expect a minimum ceiling height over a minimum share of the floor, and roof trusses that cut through the space can rule it out entirely. A contractor looks at the roof framing, the size of the floor joists and where a staircase could go. Older homes with true attic rooms often convert more easily than newer ones built with engineered trusses. Bring photographs of the attic, any older plans you have and a list of how you would like to use the room, because the layout of the stairs and windows depends on it.

Structure, insulation and comfort under the roof

Attics are the hottest and coldest parts of a house, so insulation and ventilation matter. Providers usually reinforce the floor joists to carry the new use, frame knee walls and add insulation with a ventilation gap under the roof deck. Heating and cooling must be extended or supplemented with a dedicated unit, and windows or dormers bring in light and a second way out. Each choice affects both comfort and the final price, so the bid should spell them out. Heating and cooling deserve early attention, since an attic room that is beautiful but too hot in summer will not be used and may hurt the value you are trying to add.

Stairs, permits and getting it counted as living space

A permanent staircase, an egress window and smoke and carbon monoxide alarms are common requirements for a bedroom. Permits and inspections are almost always needed, and a finished attic that is not permitted can cause trouble when you sell. Ask your contractor to pull the permit, schedule inspections and give you copies of the sign-off. Request a written schedule and payment plan tied to progress instead of a large deposit. Ask whether the contractor will manage inspections for framing, insulation and electrical, and whether the bid covers any engineering reports the city requires.

Frequently asked

Attic Conversion — common questions

Every attic is different, with unique framing, headroom and access. A licensed contractor must inspect it before writing a scope. A responsible price cannot be given without that visit.

Yes, in nearly all cases. The work changes the structure, the use of the space and the electrical and mechanical systems. Your contractor should pull permits and arrange inspections.

Building codes set minimums for ceiling height over a part of the floor area, which varies by jurisdiction. A contractor will measure the space and tell you whether it can be legally counted as habitable.

Sometimes. Dormers or new windows alter the roof framing, and some conversions raise the ridge. A contractor will explain whether the design requires roof work.

Many take weeks to a few months depending on complexity and permit timing. Your contractor should give a schedule in the bid. Permit review and weather can move the dates, so ask your contractor to tell you promptly if the schedule changes.

The 90-day workmanship warranty covers the contractor’s work, such as framing, finishes and installations. Pre-existing structural conditions or later changes you make are outside it.
